Villa in Sivota area, Lefkada, 550 meters from the sea
Perched on Akropsias Hill, Villa NISI (meaning "island" in Greek) enjoys panoramic views of the Ionian Sea and the islands of Ithaca and Kefalonia. South-facing, the villa is filled with natural light throughout the day and stays pleasantly cool thanks to sea breezes. Air conditioning is available in all main indoor living areas for extra comfort.
One of the few properties in the region designed with full accessibility in mind, Villa NISI is both luxurious and inclusive, built to high safety standards without compromising on style or ease of use.
Thoughtfully integrated into its natural surroundings, the villa is surrounded by olive trees and Mediterranean flora. Lavender, laurel, rosemary, thyme, sage, and oregano perfume the air, while the villa's modern décor offers all the comforts of an upscale home. It's the perfect place to unwind, explore, and enjoy the many outdoor activities the island has to offer — from sea sports and hiking to horse-riding and boat tours.

OUTSIDE
A few steps from the parking area, a shaded pergola welcomes you to the terrace, where you’ll find an outdoor dining and barbecue area by the pool — all with spectacular sea views.
The villa’s accessible path starts at the parking area and leads directly to the terrace and entrance.
The 34m² swimming pool faces the sea and has a uniform depth of 1m to 1.4m, ideal for cooling off or swimming at ease.
A small seating area under an olive tree offers a peaceful spot to enjoy a drink, read a book, or take in the scenery — a perfect corner for an evening aperitif.
GROUND FLOOR
Inside, the high-ceilinged main space combines a dining area, a cozy lounge with smart TV, and a fully equipped modern kitchen in an open-plan layout. Large windows frame the spectacular sea view throughout.
A corridor leads to two comfortable bedrooms:
The first bedroom has two 90 x 200 beds that can be joined into a 180 x 200 bed. It features an en-suite bathroom with an Italian shower and toilet accessible for people with disabilities.
The second bedroom has two 90 x 200 twin beds and an en-suite bathroom. This room also opens onto a lovely private garden terrace. Both bedrooms offer sea views.
MEZZANINE
Above the living room, the mezzanine serves as a flexible space — perfect for reading, relaxing, or accommodating an extra guest with its single bed.
BASEMENT
The basement includes a laundry area with a washing machine, ironing board, and storage space, along with a safe deposit box. Please note that this level does not have air conditioning, though it typically stays cooler due to the villa’s hillside construction.
ACCESS
Villa NISI is located just 2.5 km from the port of Sivota, with its taverns, bars, mini-markets, and souvenir shops — around 10 minutes by car or a 30-minute walk.
Please note that the final 100m of the road to the villa is unpaved and somewhat rough at some parts. While fully accessible by a regular car, we recommend driving slowly and carefully.
Nature & Environment
The villa owner has taken all necessary preventive disinfestation measures, fully aligned with environmental protection laws. However, due to the villa’s natural surroundings, occasional contact with insects or small animals (e.g. stray cats, mice, reptiles, mosquitoes, ants, etc.) is possible and part of the authentic countryside experience.

A minimum stay charge applies depending on the season. Prices also vary according to the exact number of guests. Kindly ensure that you select the correct number of people when making your booking.
If the size or configuration of your group changes before arrival and differs from your original booking, additional charges may apply.
CANCELLATIONS.
Any cancellation must be sent in written and the cancellation fee is as follows:
• Cancellation more than 270 days before the arrival date, we keep 10% of the total price of the stay.
• Cancellation between 270 days and 30 days before the arrival date, we keep 30% of the total price of the stay.
• Less than 30 days, we keep 100% of the price of the stay.
Cannot recommend highly enough. The villa itself is perfect. Comfortable and with all you need for a great family holiday. The location is stunning and the views make the bumpy road well worth it. But what took our holiday to the next level was all the help and advice from Barbara. She introduced us to a little cove where we could swim before breakfast as the first rays hit the water and then back up the hill for breakfast. She told us about wonderful wild beaches less explored just 30 mins away. For a special occasion she hand delivered fresh fish. The holiday couldnt have gone better. The villa delivered a beautiful setting and Barbara added the colour. Thank you all !!!

You will not be disappointed with your stay at this Villa . Great views close to all restaurants but not close enough to be heard or seen. Perched on a hillside overlooking the sea are these very private high end Thalassa villas.
We were there with two other couples and the accommodations were perfect. Beautiful view it had everything we were looking for. Five Star all the way
We stayed in this villa for the 5th time and we can get enough of the view, definitely a villa we recommend to everyone. Be aware the road to the villa is a gravel road and a 4x4 or car high on the wheels is recommended.

We enjoyed our stay in villa Nisi a lot! The house has much space, big windows offer beautiful views of the sea und the islands. The kitchen is very well equipped. But for us the best was the pool area where we spent the most part of the day - there is enough shadow so you really can spend the whole day there. We hope to come again some day and would definitely recommend the villa for families and friends groups up to 8 people.

We have been staying in villa Nisi for the second time and we really enjoyed the stay. The villa is very spacious, is luxury and has a very nice swimming pool. Also the internet connection has been improved since our previous stay and worked quite well. So if you are looking for a spacious villa with a great view, we definitely can recommend villa Nisi. Der herrliche Ausblick begleitet einen den ganzen Tag. Noch nicht mal nach drei Monaten hat man genug davon... Die Insel bietet viel Abwechslung und vor allem unzählige Wanderrouten mit grandioser Weitsicht über das ionische Meer mit seinen vielen Inselchen. Die Versorgungslage ist hervorragend. Natürlich findet man in Lefkada alles aber auch die kleineren Orte versorgen einen mit dem Nötigsten. In Sivota - resp. eigentlich überall - findet man zudem viele gute Tavernen am pitoresken Hafenbecken. Die Betreuung von Anna, Katarina, Philippe und Marlies war ungemein sympathisch und völlig unkompliziert. Die Villa ist hell und grosszügig gestaltet. Sie ist bestens ausgerüstet, es lässt sich sehr gut leben, kochen, schwimmen und schlafen... Wir wussten es zu schätzen, dass wir im April und Mai Sat-TV und ein gutes Internet hatten und mit den grossen Panoramafenstern das Gefühl quasi draussen zu sitzen! Später sassen wir dann draussen auf der grossen Terrasse unter dem irrsinnigen Sternenhimmel. Mehr als empfehlen geht ja nicht aber die Villa Nisi ist wirklich super.
The villa has a wonderful view, is well equipped and well maintained. It is conveniently located and not too hard to reach. The short, unpaved portion of the road is manageable. The town is very nice. The supermarkets carry delicious local produce. The office staff and Barbara, local representative, were super helpful and accommodating. A repeat worthy experience. We will certainly be back.

Great remote location. Million dollar view, good size and all the amenities you need for a perfect getaway from everyday life.
I can't praise Villas Thalassa too highly. They were friendly and helpful from the start of the booking process to our departure from the villa. Villa Nisi is imaculate, the views from the rooms and pool area are simply stunning and the general location is quiet and peaceful. The final 1km of the road to Villa Nisi (and other villas offered by Villas Thalassa) is unpaved and although generally in reasonable condition there are one or two sections that rattle you around. A gentle stroll to the village takes about 30 minutes each way but if you have mobility issues a car would be recommended as there are a couple of short steep sections. The WIFI signal in the villa is good which is an added bonus as the area in which the villas are situated had no signal at all last year. Overall I would highly recommend Villa Nisi and Villas Thalassa.
After a 1,5 kilometer dirtroad you arrive at villa Nisi in Sivota. The villa is very nice, spacious and the view is really great. Definitely a villa where would like to stay again and which we would recommend. The villa is fully equipped, there is even a Nespresso machine. The reason why we won’t give the villa 5 stars is the internet. WiFi is promised but we got no more than a mobile wifi with a 10 euro bundle. Definitely something the owner should look at since I was quite disappointed not as advertised and spend a lot of money on bundles. John & Heleen The Netherlands.

The house is fully equipped with everything you could ever need on your vacation. The location is wonderfully quiet and you can reach the small town of Sivota by car within 5 minutes. The walk is easy and lasts about 30min. There is a small and very private beach nearby, Lefkas has a wonderful biodiversity, especially insect lovers and friends of botanical beauties will love the island.
Villa récénte très bien amènagée avec une vue à couper le souffle. Nous avons chaque jour découvert de nouvelles facettes de l'île parfois en voiture,un jour en quad pour sortir des sentiers battus et deux jours avec un bateau loué à sivota pour aller se baigner dans des petites criques secrètes. Anna nous avait bien conseillé et communiqué les bonnes adresses. La dorade grillée chez Yannis à la taverna Ionion de Sivota reste un très bon souvenir.
In general it was great. Very clean and the service we got from Meme was perfect. Missing: some basic groceries in the kitchen for the first day to feel more welcome.. I assume most of the visitors come after a nice journey so can be nice to have for ex. Fruits, Milk, Espresso capsules, 2 beers and/or similar All the best, Idan

For the tenth time in a house of Villas Thalassa. All houses are equally beautiful and the views breathtaking. However, there is a disadvantage. Every year a new house was built close to the house we rented, ofcourse with construction sounds. That's too bad because we really like silence.

We stayed at Villa Nisi for 2 weeks in August 2017. The villa was amazing and really well equipped. The views were absolutely stunning and the outside space so well thought out. It was really spacious, light and airy. Cleaners came in twice a week. Anna and Tasos were extremely helpful when we had a few queries during our stay and Anna always responded immediately to any emails before our trip. We would definitely recommend staying here. Slightly off the beaten track but a great location for accessing many areas.
